Selling a home for an estate, one clear step at a time.

Practical, patient help for personal representatives, estate attorneys, and families selling estate property in Indiana.

I'm sorry for your loss. Handling a parent's or relative's home often comes with paperwork, a house full of belongings, and decisions you didn't expect to make, sometimes from another state.

As a licensed broker for over 28 years, I help personal representatives and families work through the estate sale of real estate one step at a time. There's no pressure and no rush. You get a clear plan and one person who coordinates the details.

How I help

How I help

Work with the estate attorney and personal representative.

I keep the sale in step with the estate's timeline and any court requirements.

As-is sales.

You don't have to fix up the house. I'll show you what selling as-is likely nets versus making a few updates.

Cleanouts and vendors.

I can connect you with local cleanout crews, estate-sale companies, contractors, and locksmiths. You choose who to hire.

Out-of-state representatives and families.

I can check on the property, let vendors in, send photos and updates, and arrange for documents to be signed remotely where the title company allows it.

Vacant home care.

Advice on utilities, insurance, lawn care, and winterizing so the home stays protected while it's empty.

Clear numbers.

A realistic price and an estimate of net proceeds so the personal representative and family can make decisions together.

Practical steps

Practical steps

  1. Secure the home. Change or rekey the locks, collect keys, and keep the utilities the house needs on. Call the homeowner's insurance company, because vacant homes may need different coverage.
  2. Talk with an estate attorney. They'll tell you whether probate is needed and who has authority to sell.
  3. Find important papers. Look for the will, deed, mortgage statements, tax bills, and HOA information.
  4. Decide what to keep. Give family time to take keepsakes before any cleanout or estate sale of the contents.
  5. Get an estate home value. Know what the house is worth as-is and with light updates.
  6. List and sell. When the person with authority to sell is ready, I handle marketing, showings, offers, and closing.

Frequently asked questions

General information only, not legal advice. Every estate is different, so please confirm details with the estate attorney.

Can an estate home be sold before probate closes in Indiana?

Often, yes. In Indiana a house can usually be sold while the estate is still open, once the court has appointed a personal representative. In an unsupervised estate, the personal representative can generally sell real estate without a separate court order. In a supervised estate, the personal representative usually petitions the court for approval of the sale. The estate attorney can confirm what applies. Learn the difference between supervised and unsupervised estates.

Does every estate home have to go through probate?

No. Some homes pass outside probate, for example through a transfer on death deed, joint ownership with right of survivorship, or a trust. Smaller estates may qualify for a simplified process. An attorney can tell you which path fits. More in the probate guide.

Who signs the paperwork?

Usually the personal representative appointed by the court, or the trustee if the home is in a trust. If the home passed directly to heirs, everyone on title may need to sign. The title company will confirm who must sign.

Do I have to clean out the house or make repairs first?

No. Many estate homes sell as-is, with belongings still inside. I'll help you weigh what a cleanout or small repairs might add against what they cost.

I live out of state. Can this be done remotely?

Yes, in most cases. I can be your local point of contact, and closings can often be arranged with remote or mail-away signing through the title company.

What if there's still a mortgage?

The loan is typically paid off from the sale proceeds at closing. Keep payments current if the estate can, and let the attorney and lender know about the death.

What about taxes?

Property that passes through an estate may get a “stepped-up” tax basis, which can affect capital gains on the sale. Please check with a tax professional or CPA.

What if family members disagree about selling?

It's common. I can provide clear market information so everyone is working from the same numbers. The estate attorney can advise on the legal options.

Tell me about the estate property.

No obligation. I'll reach out to talk it through.
